Replace Your Toilet Flapper

Replace Your Toilet Flapper

Learn how to replace the toilet flapper in this Invitation Homes "Know Your Home" video.

Hello I’m Shawn with Invitation Homes and today we’re gonna talk with you about how to replace your toilet flapper valve.

First, you need to turn off the water supply valve to the toilet. The water shut off valve is located on the left-hand side of the toilet on the water line coming out of the wall. Simply turn the knob clockwise to the right to turn the water off. Next, remove the lid to the tank and flush the toilet to remove as much water as possible from the tank. Disconnect the chain from the flush lever and pull the flapper from the pivot mount pegs on the overflow tube. Wipe off the seal on the valve seat to ensure a good seal. Then, line up your new flapper valve with the mount pegs on the overflow tube and position the flapper over the drain. Clip the chain to the flush lever leaving some slack on the chain. Then, push down on the flush lever to make sure the flapper’s range of motion is correct. You may need to adjust the chain to get it right. If you turned the water off earlier, you’ll need to turn the water back on by turning the water shut off knob counterclockwise to the left to let the toilet tank refill. The flapper valve should form a tight seal that prevents water for escaping the tank and refilling the bowl. Also check to be sure the shut off valve isn’t leaking after you turn the water back on.

If that still doesn’t fix the problem, call the Invitations Home number for your region or enter a maintenance request at If you would like additional tips about your home, check out the Know Your Home video series on our website at
