Supplemental Privacy Notice

INVITATION HOMES

Effective: January 1, 2020

This notice supplements the information contained in our Privacy Policy and applies to visitors, users, and others who live in California and Nevada and whose personal information we process as a “business.” It does not apply to personal information we collect and/or process in the following circumstances:

  • Information from employees or job applicants in their capacity as employees or job applicants;
  • Information we collect from employees, owners, directors, officers, or contractors of businesses in the course of our provision or receipt of business-related services; and
  • Information that we may process as a service provider on behalf of other businesses.

Categories of Personal Information that We Collect and Share

The California Consumer Privacy Act (“CCPA”) requires us to provide certain information about the categories of personal information we collect and how we use it, the categories of sources of the information, and the categories of third parties with whom we shared the information during the past 12 months. We do collect certain personal information about you. Depending on how you interact with us, we may collect, use, and share personal information in a variety of ways as described below.

Identifiers. 

A real name, alias, postal address, unique personal identifier, online identifier, Internet Protocol (“IP”) address, email address, account name, Social Security number, driver’s license number.

We generally collect this information about you at the start of any business relationship with us, such as getting your name, alias, postal address, or email address through forms. This information may also be sent to us by third parties (who initially collected such data, such as demographic firms, social media sites, and advertising networks) to whom you have given your information.

We may also collect your IP address through cookies on your device during your use of our Website.

Other, more sensitive information, like your social security number or driver’s license number, will only be requested in certain situations, such as for vendor procurement or as part of the home leasing process.

We use identifiers to determine who you are, where you are, and how to best contact you to answer any questions or concerns you may have about our homes or services.

In addition, there may be some circumstances where we need specific identifiers for leasing purposes, including verification of leasing qualifications.

Finally, we may use some of this information, like your name and email, to identify and alert you of any of our homes that you may be interested in leasing.

We disclose this information to affiliates, service providers, including lenders, agents, contractors, and subcontractors.

A name, signature, Social Security number, address, telephone number, driver’s license or state identification card number.

Finally, your signature may be collected as part of an acknowledgement to get access to one of our homes, and/or as part of a lease agreement.

We disclose this information to affiliates, service providers, including lenders, agents, contractors, and subcontractors.

Demographic information and protected classification characteristics under California or federal law.

State of residence, household income range, education level, occupation, criminal history, rental history and certain legally protected characteristics such as age (40 years or older), citizenship, marital status, veteran or military status.

We collect this kind of information directly from you during the home leasing process. This information may also be sent to us by service providers. We use this information for leasing purposes, including verification of leasing qualifications, and to help determine whether you are eligible for any benefits or accommodations. We disclose this information to affiliates, service providers, including advertising partners, contractors, and subcontractors.

Financial data.

Credit history, credit or debit card and other payment or financial account information.

We collect this kind of information directly from you during the home leasing process. We also may receive this information from service providers. We use this information for leasing purposes, including verification of leasing qualifications, and to protect against wrongdoing or enforce your lease agreement. In addition, we use this information to  provide you access to our services. We disclose this information to affiliates and service providers.

Commercial information.

Records of personal property, products or services purchased, obtained, or considered, or other consuming histories or tendencies.

We collect this information from you after you have leased one of our homes. This is limited to the lease of your home, your insurance and services you acquire from us. We collect and maintain this information about you from our transactions, so we know who leases our homes, and how they are protected.

We also use this information to improve our services, analyze your use of our services, and better understand the needs of our consumers.

In addition, we may anonymize and aggregate some of this information to better inform us about our marketing.

We disclose this information to affiliates, and service providers, including advertising partners.

Audio or video information.

Customer interactions, including audio recordings of your calls to our customer service, video and audio testimonials, and contest entries.

We collect this kind of information directly from you when you interact with us, and/or use our services. We use this information to improve our services, analyze your use of our services, and better understand the needs of our consumers. We disclose this information to affiliates and service providers, including advertising partners.

Internet or other similar network activity.

Browsing history, search history, information on a consumer’s interaction with a website, application, or advertisement.

We may also collect your IP address through cookies on your device during your use of our Website. Similarly, we may collect other information through cookies, such as the type of device, what directed you to our Website, and whether or not you clicked on one of our advertisements. We collect, aggregate and anonymize this information to improve our services, better understand the needs of our consumers, and help develop our marketing strategy. We disclose this information to affiliates and service providers, including advertising partners.

Please note that we may also disclose all personal information to (a) comply with federal, state, or local laws; (b) comply with a civil, criminal, or regulatory inquiry, investigation, subpoena, or summons by federal, state, or local authorities; (c) when we sell, or transfer some of our assets in connection with a business transaction (or potential business transaction), and/or (d) to professional advisors, such as lawyers, bankers, auditors and insurers, where necessary in the course of the professional services that they render to us. We may combine the information we collect (“aggregate”) or remove pieces of information (“de-identify”) to limit or prevent identification of any particular user or device.

Privacy Rights of Residents of the State of California

Subject to certain restrictions, residents of the state of California have the right under the CCPA to request that we:

  • Provide you the categories of personal information we have collected or disclosed about you in the last 12 months; the categories of sources of such information; the business or commercial purpose for collecting or selling your personal information; and the categories of third parties with whom we shared personal information.
  • Provide access to and/or a copy of certain information we hold about you.
  • Delete certain information we have about you.
  • Honor your opt-out of the “sale” of your information.

Certain information may be exempt from such requests under applicable law. For example, if you ask us to delete certain information, you may no longer be able to access our services. Additionally, we may retain personal information for certain important purposes, such as (a) to protect our business, systems, and users from fraudulent activity, (b) to address technical issues that impair existing functionality (such as de-bugging purposes), (c) to comply with legal obligations, and law enforcement requests pursuant to lawful process, and/or (d) for our own internal purposes reasonably related to your relationship with us.

If you would like to exercise any of these CCPA rights, please submit a request online or contact us at 888.914-9661 PIN: 506 862. You will be required to verify your identify before we fulfill your request. You can also designate an authorized agent to make a request on your behalf. To do so, you must provide us with written authorization or a power of attorney, signed by you, for the agent to act on your behalf. You will still need to verify your identity directly with us.

You have the right to not be discriminated against (as provided for in applicable law) for exercising your access, deletion, or sale opt-out rights. We will not discriminate against you for exercising your rights.

Privacy Rights of Residents of the State of Nevada

We adopt this notice to comply with the Nevada Privacy Law and any terms defined in the Nevada Privacy Law have the same meaning when used in this notice. The Nevada Privacy Law provides residents of the state of Nevada with specific rights regarding their personal information. This section describes your rights and explains how to exercise those rights.

You have the right to direct us to not sell your personal information we have collected or will collect at any time (the “right to opt-out”). The categories of covered information we collect are as follows:

  • Your first and last name.
  • Your home or other physical address which includes the name of a street and the name of a city or town.
  • Your electronic mail address.
  • Your telephone number.
  • Your social security number.
  • An identifier that allows you to be contacted either physically or online.
  • Any other information concerning you collected from your through the Website or an online service in combination with an identifier in a form that makes the information personally identifiable.

To exercise the right to opt-out, you (or your authorized representative) may submit a request online or contact us at 888.914-9661 PIN: 506 862.

We endeavor to respond to an opt-out request by Nevada residents within sixty (60) days of its receipt. If we reasonably believe we require more time (up to 30 days), we will inform you of the extension period in writing.
