Open House is our monthly newsletter covering the data, trends, and market forces shaping the single-family rental (SFR) industry. Each issue explores the key drivers of housing supply, affordability, and development activity, and provides insights into the broader trends shaping today’s housing market.

This month, we’re examining how artificial intelligence (AI) can help single-family rental (SFR) companies become more efficient, enabling them to better serve current and prospective residents.

With technology constantly evolving and more ingrained in our day-to-day lives, residents today expect faster responses, seamless service, and interactions that feel personal rather than transactional. At Invitation Homes, we are constantly exploring new ways to meet those expectations by leveraging high-tech innovations to empower our associates with better tools so they can deliver faster, more personalized, and more effective service to our residents. In that spirit, AI is quickly becoming an important tool for our company’s efforts to elevate every step of the resident journey and optimize our internal operations.

Our approach is intentional and focused on the experience we create for our residents. We’re using AI to handle simple routine tasks, so that our associates can focus on more complex, high-touch tasks. Behind the scenes, AI is also helping us work smarter, so we spend less time on the process and more time better serving our residents.

For example, through our partnership with Lessen, we're using AI to improve maintenance scheduling and routing, helping associates arrive faster and better prepared to address the residents’ needs.

AI also helps our teams respond to customers more quickly and effectively. By helping triage incoming requests, we can better prioritize what needs immediate attention as well as determine whether something is a simple fix or a more complex issue that calls for greater attention from our associates.

These initiatives are just a few ways our company and others in our industry are leveraging AI to help associates enhance residents’ experiences. The data below highlights how these tools are being used across the SFR industry.

Supporting research

The majority of respondents in McKinsey’s State of AI survey say that the use of AI in their organizations has improved innovation, and nearly half report improvement in customer satisfaction and competitive differentiation.

“Mature AI adopters,” organizations operating or optimizing AI in their customer service functions, reported a 17% higher customer satisfaction rate in the same survey.

58% of property management companies use artificial intelligence in their businesses.

Driving greater efficiency across operations

Across the single-family rental (SFR) industry, AI is helping companies operate more efficiently by assisting with repetitive tasks and improving how teams manage day-to-day responsibilities. These tools reduce time spent on administrative work and create more capacity to focus on higher-value interactions with residents.

66% of AI users surveyed by Microsoft for its 2026 Work Trend Index Annual Report say AI has allowed them to spend more time on high-value work.

Optimizing maintenance and repairs

Maintenance and repairs are central to the resident experience, and AI is helping our industry improve how these services are delivered. By enabling smarter scheduling and routing, AI helps field teams operate more efficiently, reducing delays and improving preparedness.

Route optimization reduces planning time by 85% .

AI-driven scheduling software can increase first-time fix rates by up to 40% by improving scheduling efficiency, ensuring accurate appointment times, and employing available inventory for each service job.

As the SFR industry continues to evolve, AI is becoming an important tool for improving how we serve residents. At Invitation Homes, our focus remains on using these tools to support our associates and help them work more efficiently, respond more quickly, and deliver the high-quality service our residents deserve.
