Finding Your Home
The first step taken by a future resident is to browse through our portfolio of available homes across 16 markets to find the right space for their needs. To start, potential residents head to our online search page where they can define their search by location, price, number of bedrooms, and other amenities. Our houses are located in attractive neighborhoods close to good jobs and schools, and we regularly conduct proactive upgrades before residents move in and maintenance throughout the life of a home, thereby ensuring we are providing safe, functional and inviting homes for our residents.
Once an individual has decided on a home, the next step is ensuring that leasing with Invitation Homes is the right fit. The qualification requirements tab and documents checklist on our website provide an overview of everything future residents need in order to start the application process. We make this information easy to understand and access, so people feel informed and prepared when starting a new chapter of life with us.
Ensuring Safe Viewing
Future residents can then proceed to the home’s listing page where they submit their name and telephone number to connect with a leasing agent for more information or to set up a viewing. As the nation’s premier provider of single-family homes for rent, we aim to continuously modernize and leverage technology to improve residents’ experiences. This includes offering self-tour, remote agent tour and online virtual tours, all of which have only increased in popularity as we practice social distancing measures during the COVID-19 pandemic.
During a self-tour viewing, a potential resident is provided a one-time use code that enables them to access the home and view it at a date and time most convenient for them. Not only does this keep future residents and our associates safe, but it allows people to view a home at their own pace and eliminates the difficulty of scheduling.
During a remote agent tour, future residents are guided through their potential home via video chat with a leasing agent, who is physically walking through the home with a camera-ready mobile device. This allows the individual to safely view the home and also ask any questions of our experts on the ground.
During an online virtual tour, future residents can guide themselves through the home with the interactive tool.
While we strongly encourage the use of these distanced visits –self-show, remote agent tour or an online virtual tour – to ensure everyone remains safe, our local field teams always stand ready to assist future and current residents. Ultimately, this combination of an enhanced online experience, flexibility in viewing homes, and personal communication is what makes leasing with Invitation Homes a great fit for the needs of many individuals and families.
Leasing With Us
With these steps completed, potential residents can now apply for their new home. The entire process can be completed online so that applying is hands off, safe, and efficient. Prospective residents simply click on the Apply Now or Pre-Apply button on the desired home’s listing to create an account with us, upload documentation, and submit the application. Once submitted, a member of the Invitation Homes team will reach out through email on next steps. If accepted, the lease paperwork and payment will also be completed online. In order to ensure validity of the lease contract and the privacy and security of all personal information, we encourage our future and current residents to remember that leases and payments must be made directly with an Invitation Homes associate or through invitationhomes.com.
During move-in, Invitation Homes provides an orientation to explain all of the systems in a resident’s new home and how to make a maintenance service request. During this time we are also conducting virtual orientations to allow for safe social distancing. About 45 days after move-in, we’ll come by to make sure that everything is running trouble-free and address any issues residents may have. Routine maintenance visits will be scheduled every six months in conjunction with our 24/7 emergency maintenance service to ensure a smooth, worry-free leasing experience as part of our ProCare program. During this time our ProCare service is temporarily paused.
