Maintain soil moisture: If you see soil beginning to pull away from the concrete, give it water right away. Maintaining a consistent moisture level around your home’s perimeter will prevent harmful contraction and expansion.
Report cracks or changes promptly: If you notice new cracks in walls, ceilings or floors, or existing cracks getting wider, report them right away. Early warnings protect you and your home.
Watch for sticking doors and windows: Doors or windows that suddenly stick, won’t close properly or show visible gaps can indicate foundation movement. Don’t assume it’s just humidity.
Pay attention to uneven floors: If floors begin to slope, sag or feel uneven underfoot, document it and report it. These can be early warning signs of structural movement.
Use gutters and drainage correctly: If your rental home has downspouts or splash blocks, don’t move or block them. These systems help keep water away from the foundation and reduce the risk of damage.
Avoid overwatering near the building: Whether you’re watering plants on a patio or maintaining a small yard, avoid soaking soil directly next to the home. Excess moisture can lead to foundation stress.
Be cautious with planters: Large potted plants placed close to exterior walls can trap moisture against the foundation.
Report water issues immediately: Standing water, drainage problems, plumbing leaks or unexplained damp spots should be reported as soon as possible. Water-related issues can quickly turn into foundation problems.
