The Invitation Homes Resident Advisory Panel is a resident engagement program designed to strengthen communication between residents and local Invitation Homes leadership. Each RAP is an opportunity for Invitation Homes to build a personal connection with our residents, genuinely listen to their feedback, and engage in good-faith discussions.

While the ultimate goal is to improve the overall resident experience, other goals include:
Enhancing maintenance responsiveness and service quality
Staying closely connected to resident concerns and expectations
Sharing updates on local operations and community improvements
Building trust, transparency, and long‑term resident relationships
Each year, a select group of residents in the company’s 16 core markets meets in person with their market’s Vice President of Operations (VPO) and support team to share feedback, discuss improvements, and offer insights that help shape our operations.
Each panel is a structured, in‑person meeting focused on improving the Invitation Homes customer experience. These sessions allow residents to:
Provide direct feedback on maintenance, leasing, communications, and other important topics
Learn about operational updates and community initiatives
Share ideas for improving service and communication
Discuss their experiences living in Invitation Homes properties
This program is part of our commitment to resident‑centered service, operational excellence, and continuous improvement.
Each meeting includes 15–20 residents who are in good standing and represent a diverse range of experiences across the Invitation Homes portfolio.
When a panel is scheduled, we focus on a specific submarket to ensure the conversation reflects local experiences and is convenient for attendees.
Residents in that submarket receive an email invitation with a Google Survey. Responses help determine who is the best fit for the panel.
Participants represent a broad cross-section of our residents, with varying lengths of tenure and diverse maintenance experiences. They have shared both positive and critical feedback online and are willing to engage constructively. This approach ensures the panel reflects real resident experiences and generates honest, meaningful engagement.
Invitation Homes may request permission to use resident quotes or invite them to participate in optional video testimonials.
