We often talk about our dedication to residents and the role Invitation Homes’ passionate associates and industry-leading product have in creating a superior single-family leasing experience. But another integral part of serving residents is the network of local vendors we engage with in our 16 markets. Throughout the country, we enlist local companies and contractors to help us with maintaining and improving our homes. Our vendors are often professionals in home construction, skilled trades, and general property maintenance, and they help us with things like roofing, tiling, AC repair, plumbing, and landscaping.
In honor of National Tradesmen Day on September 15, we’d like to highlight the ways these skilled workers help bolster our business by ensuring that our homes are clean, safe, and functional for our residents, as well as the important role they have in the broader housing market.
When we acquire a home, one of the first things we do is evaluate the safety and condition of the property. Through a process we call a “rehab,” we work with local vendors to execute any renovations needed to meet the high standards we hold for our properties. Before the first resident moves in, these vendors will help us attend to any upfront repairs and upgrades homes may need. This includes, but is not limited to, updating appliances, adding new cabinetry, or installing modern flooring. The rehab process happens before we put the house on the market to ensure residents are met with the layouts and amenities they expect. In 2022, we invested more than $460 million in improving homes.
An Invitation Homes property will likely see multiple residents throughout its lifetime. And in between each move out and resident move in, it’s important that the home is refreshed and updated so individuals are met with a clean and modern space. Invitation Homes takes extensive steps through what we call “turns” to make sure our homes are in the best condition possible to welcome a new individual or family. Once a resident has moved out, we review the condition of the property to identify any needed repairs and improvements that we believe will enhance the experience for the next resident. Again, we’ll enlist vendors to help with things like updating appliances or other finishes.
We’re proud to call the nearly 2,300 vendors we work with across the country part of the Invitation Homes family. Renovating and attending to more than 80,000 homes wouldn’t be possible without their skills and expertise. The investment we make in homes and with local businesses also helps support the communities in which we operate and strive to be an active member of.
Invitation Homes’ relationship with vendors continues to grow in importance. Our business is expanding in response to steady demand for single-family homes at the same time the country is experiencing a shortage of skilled trades workers. That’s why we launched the Invitation to SkillUp initiative to help expand skilled trades education and support the next generation of professionals in the field.
As we celebrate National Tradesmen Day, we look forward to deepening our relationship with existing vendors and forging new ones as the skilled trades profession evolves.
