How to qualify for a transfer

Mid-lease transfer:

  • Provide 30 days' notice 

  • Have no unpaid balances owed to Invitation Homes 

  • Be in compliance with all the terms and conditions of your lease (no eviction filing, timely rent payments for the last 90 days and you must pass a pre-move-out inspection) 

  • Have lived in the current home for a minimum of 6 months

  • Must have passed an Invitation Homes application screening 

  • Provide up-to-date income verification

  • Sign a new lease

What else do I need to do?

  • Pay a non-refundable transfer fee of $1,500 within 10 days

  • The full security deposit and other move-in funds for your new home must be paid prior to your transfer. Your security deposit may not be transferred unless your leasing professional gives approval

  • Electronically sign the new lease and early termination agreement forms

  • Fulfill our move-out requirements outlined in the move-out guide

  • Any new leaseholders moving into the new home will have to go through the application process

Changing at the end of your lease

To switch houses at the end of a lease, you must:

  • Provide 60 days' notice 

  • Have no unpaid balances owed to Invitation Homes 

  • Must have passed an Invitation Homes application screening 

  • Be in compliance with all the terms and conditions of your lease (no eviction filing, timely rent payments for the last 90 days and you must pass a pre-move-out inspection)

  • Apply for the new house and get approval from Invitation Homes

  • Pay the full security deposit and other move-in funds for your new home

  • Sign a new lease


Transfer frequently asked questions

How would transferring to a new home affect my lease?

If you want to transfer during the middle of an existing lease, you must sign an early termination agreement, and you will be required to sign a new lease for the home you want. If you want to transfer after your original lease ends, you will also be required to sign a new lease for the home you are approved to transfer into.
