Getting started

Conservice will send a welcome email with your account number and a PIN to log in to your Conservice portal.

4. Put electricity and gas in your name:

Contact local providers to start electric and gas service under your name on your lease start date.

5. First statement:

Your first utilities statement will arrive 45-60 days after your lease begins.

6. Bill pay:

You'll pay utilities charges on the Invitation Homes Resident Portal — the same place you pay rent. One payment covers all your monthly charges, including utilities.

How billing works

1. Utility bills:

Your water, sewer and trash charges will be added to the Invitation Homes' Resident Portal. Your first charges are available 45-60 days after your lease starts.

2. Utilities Management fee:

The Utilities Management service is billed at a flat rate of $9.95 per month (rate varies by location). This charge will be visible in your Resident Portal.

3. Transfer electricity and gas:

You must transfer your home's electricity and gas service into your name before your lease starts. Don't forget to transfer these services, or you may be charged $25 extra per utility each month.

4. Local providers bill electricity and gas:

Your local utility providers will send you separate bills for electricity and gas usage.

5. Monthly statements:

You can review your monthly statements anytime through Conservice's online portal.

What is Utility Management?

Utilities Management is a part of your Lease Easy bundle. Your water, sewer and trash service will be overseen by Conservice, a utility management company. Conservice manages the utility accounts, maintains contact with providers and monitors usage. Conservice also provides dedicated customer service and consolidates utility charges into a single statement, which can be viewed on its website. You will pay your utility charges through the Invitation Homes Resident Portal.

How is a Conservice account created?

Your Conservice account is created automatically after the lease is signed. Account activation is based on the lease start date, not the move-in date. No action is needed on your part.

How do I log in to my Conservice account?

It's easy to log in to your Conservice account. Visit utilitiesinfo.conservice.com , enter your Conservice account number as the username and your 8-digit web PIN as the password. Your web PIN can be found in the Conservice welcome email or on your utility billing statement. If you haven't received your login credentials, please contact Conservice at 1-844-832-2550.

When do utility accounts need to be established?

Your water, sewer and gas are automatically activated by your lease start date through Conservice. Electricity and gas accounts must be transferred into your name by the start of your lease.

Billing and payments

How are utility charges calculated at move-out?

Your utility charges will be calculated at move-out by Conservice. Your bill will be based on estimates of your final utility charges based on the number of days in the current service period and the most recent bill received from the provider. Since final provider bills may not be available at the time of move-out, an estimated charge will be applied to your account. If there is a difference between the estimate and the actual final bill, an adjustment will be made accordingly.

What fees are associated with Conservice?

There are two fees specific to Conservice. There is a 1-time setup fee of $25.75 at move-in and a monthly Utility Management fee of $9.95 (rate varies by location). These fees are in addition to your actual utility usage charges. Fee details are outlined in your lease agreement and the leasing fees documentation.

Who do I pay for my utilities?

You pay Invitation Homes directly for your utilities. Conservice-billed utilities (water, sewer, trash) are bundled with your rent and paid through Invitation Homes' Resident Portal. Do not make payments directly to Conservice. For electricity and gas, you will pay your local providers separately.

Where can I view my utility statements?

Log in to your Conservice account at utilitiesinfo.conservice.com to view current and historical utility statements and provider bills. Conservice will also email you a monthly statement itemizing your charges.

When are utility payments due?

Utility payments billed through Conservice are due on the first of each month and can be paid along with your rent with a single payment on the Resident Portal.

Why do I see charges for multiple service periods on my bill?

Sometimes, residents receive charges for multiple billing periods in a single statement. This happens when the utility provider's billing cycle and Conservice's statement cycle do not align. When this happens, charges from a previous service period may appear alongside the current period's charges on a single statement. These are not duplicate bills. You can verify by checking the service period dates listed on your statement for unique date ranges on each charge.

If Conservice has not received a bill from the provider in time for your statement, they will notify you via email and through your portal with an estimated charge based on your historical usage data. This estimate helps you budget for the expense, which will appear on your next bill once the actual provider charges are received. What if my local provider bills quarterly instead of monthly?

Some local utility providers bill on a quarterly cycle rather than monthly. When this happens, Conservice will break the quarterly charge into monthly amounts on your statement so that your billing stays consistent and predictable each month. This means you will not see one large quarterly charge; instead, it will be spread across your monthly statements.

Why does it take several weeks to receive the first utility bill?

Utility charges are billed in arrears because usage data must first be received and processed before a statement can be generated. Your local water, sewer, and trash providers send usage data to Conservice on their own billing cycles. Once Conservice receives this data, they generate your statement. This process typically takes 4 to 6 weeks.

When should I expect my first Conservice bill?

You can expect your first utility statement 4 to 6 weeks after your lease start date. Conservice bills utilities in arrears because usage data must first be received from local providers and processed before a statement can be generated.

Services and utilities

Which utilities are billed through Conservice?

Utilities commonly billed through Conservice include water, sewer and trash. Bundled utilities, where the provider offers electricity with water or sewer, are also billed through Conservice. Electricity and gas are not included and must be established and managed separately by the resident.

Are electricity and gas included in Conservice billing?

No, electricity and gas services are not included in Conservice's oversight. Residents must contact their local electricity and gas providers and transfer service into their own name by the lease start date. The only exception is for bundled service provider areas, where all utility services remain in Invitation Homes' ownership at all times.

What happens if electricity or gas is not set up by the lease start date?

If you fail to transfer electricity or natural gas service into your name by the lease start date, you may be charged vacant service fees in addition to the usage charges, as outlined in your lease agreement. These fees will be charged each month until you transfer the service into your name.

What are bundled service provider areas?

Bundled service areas are areas where the local utility provider bundles electricity together with water or sewer service. In these bundled service provider areas, all utility services will remain in Invitation Homes' ownership at all times and will be billed through Conservice. You will not need to set up or transfer any utilities in these locations. Check your lease agreement for details on whether your home is in a bundled service area.

Can I opt out of Utility Management?

No, you cannot opt out of Utility Management. The service is part of our Lease Easy bundle, which is a required component of your lease. Water, sewer and trash will remain in Invitation Homes' name throughout your lease term.
