Invitation Homes purchases its first home in Phoenix, establishing a vertically integrated, single-family rental home company with local investment and property management teams in-house on day one.
Invitation Homes completes the first-ever securitized financing for residential rental homes, setting in motion a new form of investment in single-family rental homes.
Invitation Homes continues to build an efficient platform for single-family rentals, leveraging local experts and technology in its markets by rolling out a “pod-based” operations model with teams of 10- 15 local company associates who oversee all the needs of a defined set of homes in their market.
Invitation Homes’ occupancy stabilizes to 90% for total portfolio and 95% for Same Store portfolio. The company continues to grow its portfolio of homes to 50,000 across 13 markets and improves its services, launching ProCare proactive maintenance to better serve residents.

Invitation Homes begins trading on the New York Stock Exchange under the ticker symbol “INVH.” Invitation Homes’ initial public offering (IPO) raises approximately $1.77 billion and is the second- largest real estate investment trust (REIT) IPO in history.
Invitation Homes and Starwood Waypoint Homes announce and close a $20 billion merger to create a best-in-class single family rental company. The combined company begins operating as InvitationHomes, with more than 80,000 homes.
Invitation Homes completes merger integration, combining all assets on a single operating and technology platform – cementing the company as the leader in the single-family home rental industry.
