How to get started:

  1. Go to the Resident Payments page.

  2. Type your email address in the "Email" field.

  3. Type your password into the "password" field.

  4. Select the "Log in" button to open the Resident Payments home screen.

  5. Select the "Go to payments" button to reach the "Payments" page.

Tip💡: If you have never logged into your Invitation Homes payment portal, you'll need to create an account. Click on “create now” and finish your account creation. After your account is created, you can log in and see your payment information. 

Rent payments are due on the first of each month, and late fees are outlined in your lease. Sign up for autopay and take 1 more thing off your to-do list.

Bank accounts require verification, which can take up to 48 hours, before they can be used for rent payments.

Making payments frequently asked questions

Can I pay my rent late?

It is best to always pay your rent on time but if you do miss your due date, you will have a grace period to pay before you are charged late fees. Your grace period and the late fees you could be charged are specified in your lease agreement.   

How much is each late fee?

Rent payments are due on the first of each month. Fees for late payments are outlined in your lease and may vary according to state regulations. 

How can I make a partial payment on my rent?

Invitation Homes does not accept partial payments. If you need to enter a payment arrangement, use our Contact Us page.  

Who do I contact when I have issues with the amount of rent showing due in my dashboard?

If you have questions about the amount of rent due shown on your account, please contact your leasing professional or use our Contact Us page.  

What payment methods do you accept?

We accept various payment methods, including credit cards, debit cards and ACH payments.

Can I pay rent at the Invitation Homes leasing office?

Visits to our local offices can be made by appointment only. We recommend you make payments online.

Is there a drop box for rent payments when the office is closed? Where is the drop box located?

Some offices may be equipped with drop boxes. We recommend you make payments online. You can pay rent in cash in person at participating stores. Log into your payment portal to get the code to use at cash payment locations.   

Is it possible to make my late payment with a credit card, over the phone or at a cash payment location?

Yes, you can make late payments online through the payment portal using your credit card. You can also make cash payments in participating stores through our Walk-in Payments System.

Do I need to create an account?
  • You may or may not already have an account.

    • If you applied through the Invitation Homes' website, you will already have an account set up. If you do not remember your password, please reset it. 

    • If you did not apply through Invitation Homes, we have already created an account for you. You will need to reset your password in order to gain access. You can do this at https://www.invitationhomes.com/profile/forgot-password . Your account has been created with the same email you used to log in to Bilt Rewards. 


What account information transfers to this new payment system?

If you're transferring from a previous Invitation Homes payment portal, all of your payment settings and information will be automatically visible in this new experience.

If you're transferring from the Bilt Rewards Payment Portal, all of your previous charges, payments and history will automatically be visible in this new experience.

Do I still need to use my old Resident Payment Portal for things other than payments?

No, the Resident Portal is now you're 1-stop shop to review your lease information and make payments.

When I pay my rent, will I be emailed a receipt for my payment?

Yes, if your rent payment is successful, you will receive an email containing a receipt and other details of your payment.

I was locked out of my account. What should I do?

If you were locked out of your account, contact your local office or use the Contact Us form with details about the issue that is happening. We will then follow up with additional information. 

Where do I pay my rent online?

You will pay your rent directly on the Invitation Homes website. You can navigate to the Resident Portal and then log in to make your payments.

When can I access the Invitation Homes Resident Portal?

New residents automatically gain access to the Invitation Homes Resident Portal after moving into a home. Until then, payments will be processed through the prospect dashboard.

How do I see the breakdown of what is included in my rent payment?

You can see the breakdown of what is due by selecting “See more information” in the top left-hand corner of the payments dashboard, which you will land on after you log in.

Can I make payments before rent is due?

Yes, you can pay after charges are posted to your account. Generally, you will see your current charges by the 28th of each month. However, you will not be able to pay more than what you owe.

Can I split a payment between payment methods?

No, right now it isn’t possible to split payments between multiple payment methods. 

How long does it take for a payment to show on the Resident Portal?

It could take 12 to 24 hours for your payment to show in your payment history, depending on when you complete the payment. 

The Resident Payments page says someone else is connected to my account’s autopay, how can we change it?

Only 1 person can set up autopay per household. Once it is set up, that person is in charge of any further changes. If you would like to take over your account’s autopay feature, please ask the other leaseholder to disable their autopay settings first.  

What days of the month can I set up Autopay for?

You can only schedule automatic payments for the first of the month. 

I am running into an issue using the Resident Portal. What do I do?

If you’re having trouble using the Resident Portal, please try again after a bit of time. If you are still unsuccessful, contact your local office or use the Contact Us form with details about the issue. We will then follow up with additional information.

I changed the home on my application. How can I make a payment?

If you are changing the house you are applying for, you will need to ask your Leasing Specialist to help you gain access to the payment portal before you can make a payment.

What is the Resident Portal?

The Resident Portal is your Invitation Homes dashboard — a central hub for everything related to the day-to-day management of your home. Inside, you’ll find payment options, lease details, documents and more. It's accessible at invitationhomes.com/profile/login.

Who gets access to the Resident Portal experience?

Anyone who is a member of your household can access your dashboard in the Resident Portal. Once your household status becomes "Current" or "Future" (i.e., you've signed a lease), you'll automatically see the resident experience when you log in to your Invitation Homes account.

Can I make payments through the Resident Portal?

Yes, you can make payments through the Resident Portal. A “payments” button is prominently displayed at the top of the dashboard. Note that the payments banner only appears for households with a “Current” status. In other words, you must be a current Invitation Homes resident to access “payments.”

What home information can I see on the Resident Portal dashboard?

The dashboard will show you the following information about your home:

  • Home photo

  • Address

  • Lease dates

  • Number of occupants

  • Number of pets

If you have multiple active leases or are transitioning to a new Invitation Homes house, separate cards will appear for each.


What information can I access through the Home & Lease Details page?

The Home and Lease Details page provides important insight into your lease and experience with Invitation Homes. It includes access to:

  • Your home photo, address, and lease dates

  • Current occupants and their contact info

  • Pets (name, weight, breed — service animals and ESAs are marked with a star)

  • A downloadable lead-based paint pamphlet

  • Key documents (lease, addenda, extensions, inspection forms, renter's insurance, SODA, and more)


What documents are available in the portal?

There are multiple documents available in the portal that you can access online and download, including:

  • Your executed lease

  • Lease addendums or extensions

  • Move-in and move-out inspection forms

  • Renter's insurance documents

  • Resident ledger

  • SODA (Statement of Deposit Accounting)

  • Formal notices


Can I update my account information?

Yes — you can access your account information in the Resident Portal from the main page. Click the "Manage account" card to update your legal name, phone number, password, email address and Self Tour communication preferences. If you are a current resident and need to update your name, please contact your local office to open a support ticket or submit a request through our Contact Us form and follow the on-screen prompts.

Do I keep the data I saved in my profile while I was searching for a home?
  • Yes, you do keep the data you saved while you were searching for a home after becoming a resident! Your saved searches, favorited homes, applications (visible for 120 days after creation) and upcoming self-tours all carry over when you become a resident.


Can I see my past homes in the portal?

Currently, you cannot see your past homes in the portal if you previously lived in a different Invitation Homes house. While this is not currently supported, it may be a future feature.

If someone else is paying rent, why should I set up my portal?

Today, you can access Payments, Lease Info and your Documents. Even more exciting updates are coming soon, and they’ll require your portal to be set up. By completing your setup now, you’ll ensure uninterrupted access and be ready as we roll out new features.

If I switch to another house owned by Invitation Homes, will I see them on the portal?

Yes, if you switch homes, when you move between properties, you will see your new home automatically.

When transferring applications, will the new property automatically show?

Yes, if you switch homes, when you move between properties, you will see your new home automatically.

What is different about the mobile app? Is there any reason why I need to download it?
