Our ProCare service provides proactive home maintenance so you can spend more time enjoying your home. ProCare starts before you walk in the door with our multi-point home inspection and continues throughout your lease. If emergency maintenance issues come up between our scheduled visits, you can easily submit a request through the online maintenance portal >>
There are three scheduled ProCare visits throughout your lease:
- Move-In Orientation
Before you move-in, we perform a comprehensive multi-point inspection and updates to your home so it’s in working order for you on Day 1. We’ll walk through the house with you and explain everything you need to know about its systems, from how to change the air filters to adjusting the thermostat. - Post Move-In Visit
Once you’re settled in, we’ll come by about 45 days later to make sure everything is working just as it should. We’ll address any issues you’ve identified, answer any questions, and point out things to focus on to help proactively maintain the home. - Recurring Maintenance Visits
To get a jump on maintenance needs for your home, we’ll schedule a checkup every six months following your Post Move-In Visit. We’ll focus on catching small issues early to prevent bigger problems later on. On each visit, one of our technicians will check your home’s plumbing, appliances, and cooling and heating system (considering seasonal changes), and inspect the structure and safety of your home.
Use our digital “Fridge List” to keep track of all your minor maintenance requests so they can be taken care of at your next ProCare Visit. Keeping the Fridge List on our maintenance portal (instead of your actual refrigerator) will help us know what needs to be addressed, while being an easy reminder for you, so your ProCare visits can be as productive as possible.
Routine Maintenance Requests
If any maintenance issues come up between our scheduled visits, you can easily submit maintenance requests through our convenient online service portal at maintenance.invitationhomes.com. We’ll strive to schedule an appointment that is convenient and addresses the issue quickly and professionally.
To create your account, simply click the “Sign Up” link at the bottom of the portal login page. Enter the email address you’ve provided to Invitation Homes and we will send you instructions on how to sign up.

24/7 Emergency Maintenance
Emergency service requests can be submitted through our 24/7 maintenance hotline at 888-330-4969. An emergency maintenance issue is one that is dangerous, hazardous, or could cause damage to the property or your personal wellbeing without immediate attention. If there is a life-threatening event like fire, please call 911. Maintenance emergencies can include:
- No water or no power
- Flooding or a broken pipe
- No heat when the outside temperature is below 50 degrees
