Are your homes renovated before I move in?

Each house owned by Invitation Homes is refreshed by our professional staff and local licensed contractors. We use only quality materials from some of America’s top brands. Licensed contractors install all of these products with careful workmanship and each home passes our quality assurance inspection before you move in. 

Do you offer services for my home?

Yes, each home is professionally managed and serviced by our local Invitation Homes staff. Customer service is available online through our Resident Services portal or by phone. To find the phone number or email address in your local city, please see our contact page

Applying

How do I apply for a home?

To apply for a home, simply click the “Apply Now” button on the home’s listing page, create an application account and pay a non-refundable application fee of $50 per applicant who 18 years old or older (may vary by location). Please read our qualification requirements before you apply. 

How do I apply to lease a home?

To apply for a home, simply click the “Apply Now” button on the home’s listing page, create an application account and pay a non-refundable application fee of $50 per applicant who is 18 years old or older (may vary by location). The application can be completed in less than 10 minutes, and you can even save your application to complete later. Please read our qualification requirements before you apply. 

Can I make changes to my application after I have submitted it?

Yes, but you can only make changes to your application after submission by working with your leasing professional to submit an amended paper application. Please do not provide any personal information or sensitive documents via email. We highly recommend confirming all the information in your application is accurate and complete before submission. Making changes may lengthen the application approval process. Read more about the application process.

Can I transfer my application to another Invitation Homes house?

Yes, under some circumstances you may be eligible to transfer your application to another Invitation Homes house. You must have submitted all the required information, and you must have completed the screening process. Please reach out to your leasing professional for more details.  

Can I apply for a home before it is available?

Yes, homes that are still undergoing our update and inspection process are called Coming Soon homes and will be ready for move-in within 30-45 days. You can apply for a Coming Soon home, and when your application is approved, we will hold the house for you when you pay a hold fee. Read more about our application process.  

How much is the application fee?

There is a non-refundable $50 application fee (may vary by location) for each person over 18 applying to lease a home with Invitation Homes. Any roommate information will be needed as part of the application. Read more about our leasing fees.  

Is the application fee refundable?

There is a non-refundable $50 application fee (may vary by location) for each person over 18 applying to rent a home with Invitation Homes. This fee covers the cost of background checks, time spent reviewing the application, and any other expenses involved with the application process. It is non-refundable because expenses occur regardless of an application’s outcome. 

What happens once my application is approved?

Upon approval, you will have 48 calendar hours to take the next step toward your lease agreement. There are different options depending on whether you’re applying for an available or Coming Soon home. Read more about our application process.  

Can I visit an office to fill out an application for a home?

We recommend completing your application for one of our homes online. However, if you need to discuss alternatives, please work with your leasing professional to find an option that works for you.  

How will the information on my application be used?

The information you submit will be used to start processing your application, starting with a credit and criminal background screening. We provide all communication regarding your application to the email address you used to apply for the home so keep an eye on your email. We’ll let you know if any extra documentation is needed or if any submitted documentation needs verification.  Read more about our application process.   

Background screening

How does Invitation Homes screen for their tenants?

We use TransUnion, an independent 3rd party, to conduct both a credit screening and a criminal background screening. Visit our Before you apply page to learn more about the application process. 

What kind of information is in the background and credit screening?

We review all applications by utilizing the services and established screening criteria of TransUnion, our independent 3rd-party screening provider. We rely on TransUnion for credit and criminal background checks. Read our qualification requirements for more information.  

How long does the background screening take?

Our 3rd party provider, TransUnion, completes most background screenings in approximately 48 hours, but some jurisdictions may take longer to process information. Background screening generally takes up to 2 days, but it may take longer to obtain an applicant’s records in some locations.  

How long does it take for an application to be processed?

It usually takes up to 2 days to process a leasing application. During that timeframe, you will receive emails to request any additional information that may be needed to complete your application.  Please be prepared to upload supporting documentation immediately upon request to prevent your application’s cancellation. If your application is canceled because we do not receive supporting documents in a timely manner, the home will be placed back on the market.  

What happens if my application gets denied?

If your application is denied, Invitation Homes will notify you by email. You will also receive communication from TransUnion with a link to more specific information regarding your screening results.  

If I have already gone through a background check with Invitation Homes in the past, do I need to go through one again? 

If you were approved to lease a home within the last 30 days, you don’t have to repeat the screening process. However, if it has been more than 30 days since your last approval, your status has expired, and you will have to reapply. Read more about our application process.

How do I verify a resident's rent payments?

To verify a resident’s rent payments, submit a form on the other inquiries drop-down menu. Remember to select a location and the rental verification topic and enter a home address. Or please call our local office numbers found at our complete office directory .

How do I verify employment for Invitation Homes?

Invitation Homes uses the services of “the work number” to assist with all employment verification requests. You may contact this service by calling 800-367-5690  or by visiting https://www.theworknumber.com.  Please use employer code: 25381.

HOA

Do I need to pay HOA fees?

No, Invitation Homes takes care of our residents’ general HOA fees. However, residents must pay fees associated with violations to an HOA’s covenants, conditions and restrictions. 

Please also remember that, in accordance with your lease agreement, Invitation Homes charges a $35 administration fee for any HOA or municipal violation notice we receive for your home. Read more on our Leasing fees page.   

How do I know if my home is part of an HOA?

We will notify you if your home is part of an HOA during the application process. Leasing a home under an HOA could require additional applications, restrictions, and/or fees. Residents are responsible for any expectations and restrictions that are provided as part of the lease agreement. Where can I find my HOA rules and regulations?

Upon application approval, you will receive an email with the covenants, conditions and restrcitions or CC&Rs for your home. These are provided directly by the HOA and provide information specific information to the home you are moving into.  

If I receive a violation, what are my responsibilities (including payment for any fines)?

When you receive a violation, it will provide specific information regarding the actions you need to take to cure the issue. You are responsible for fixing the problem and you must send Invitation Homes photos that prove you have resolved the issue. Fines will be billed to your ledger for payment. I received a violation and a charge for $35, what is this charge for?

There is a $35 administrative charge for any resident responsible for violations. This charge is noted in your lease agreement. The charge covers the administrative costs of sending the notice that you are in violation and confirming that you have cured the issue that led to the violation. If my HOA has amenities, how do I receive access to those amenities?

You are responsible for contacting the HOA and obtaining access to the available amenities you would like to use. If you need some help, a member of the local market team is able to assist.  

Lease agreement

What's the difference between a hold fee and a lease agreement? When would I use one or the other?

You only pay a hold fee if the house you have selected is Coming Soon and not already available. The fee holds the home for you until it’s ready for move-in.  A lease agreement states you will agree to live in the home and pay rent throughout the term of the lease. A lease agreement must be signed for all homes. Read more about our application process. 

How do I sign my Lease Agreement?

After you receive your application approval, we will reach out to confirm the details of your lease (the lease start date, term, pets, etc.). Once the home is near completion and you have confirmed those details, we will email your lease agreement via DocuSign to the email address you provided in your application. Please follow the on-screen directions provided by DocuSign to review and sign your lease.

How do I pay hold fees if I have been approved?

You can pay the hold fee for a Coming Soon home through our online portal after you have signed your hold agreement. Read more about our application process.   

Where can I find the Hold Agreement form?

The hold agreement will be sent to you via DocuSign.   

How much is the hold fee?

The hold fee for all Coming Soon homes is $500 and must be paid within 48 hours of receiving application approval from Invitation Homes. The hold fee will reserve your home until it is ready for you to move in. Read more about our leasing fees.   

Is the hold fee refundable?

The $500 hold fee is non-refundable if you decide not to move forward with leasing the home and wish to void the hold agreement. If you sign a lease, the hold fee is applied towards your move-in charges. Read more about leasing fees.

What if I can't sign the hold agreement or provide the hold fee within 48 hours of receiving my application approval? Can I have an extension?

If you can't sign the hold agreement or provide the hold fee within 48 hours of receiving your application approval, the home will be placed back on the market to allow other applications. However, as long as it is still on the market, your leasing professional can help you reapply to the home within 30 days. After 30 days, you must start a new application for the home. 

Lease Easy bundle

What is Lease Easy? Why do I have to pay a fee?

Our Lease Easy bundle – which includes Smart Home technology , Air Filter Delivery, and Utility Management – is an important part of your Invitation Homes worry-free lifestyle. That’s why it’s required with your lease. The additional fee covers the cost of these services made for your convenience. 

Why is Lease Easy mandatory?

Our Lease Easy bundle – which includes Smart Home technology, Air Filter Delivery, and Utility Management – is an essential part of the Invitation Homes worry-free lifestyle. That’s why it’s required with your lease. 

Can I opt out of the Lease Easy bundle?

No, residents cannot opt out of the Lease Easy bundle. Our Lease Easy bundle – which includes Smart Home technology, Air Filter Delivery, and Utility Management – is an essential part of the Invitation Homes worry-free lifestyle. That’s why it’s required with your lease. 

What is the Lease Easy section of fees?

When are my bills due?

Charges for water, sewer, and trash will appear on your resident ledger. You will make one payment monthly that includes all rental and utility fees. 

What is Conservice?

Conservice is a utility management and billing company that will manage water, sewer, and trash on your behalf. 

Do I need to put utilities in my name?

No need to turn on these utilities or transfer them into your name. Water, sewer, and trash will remain in Invitation Homes' name throughout your lease. 

Is there a monthly fee for Smart Home services?

Yes, a monthly fee is shown in your lease as an additional fee above your rent. It will be automatically added to your resident account each month. 

Can I lock and unlock my front door from my smartphone?

Yes. With the push of a button, you can lock and unlock your door. 

Will I be able to see what’s going on in my home at all times?

Absolutely. You can easily view real-time activity reports on your mobile device and even set alerts for specific activities, such as when people enter and exit. 

Can I create an access code from my smartphone?

Yes. You can create an access code for your front door keypad easily – at any time – from your mobile device. 

Can I add access codes for other people?

Yes. With your SmartRent service, you can easily create unique access codes for anyone that needs to enter your home, from family members and friends to contractors. 

Can I make a personalized access code, such as my birthday?

Sorry, but no. For enhanced security purposes, our Smart Home system will only generate random access codes. 

Can I create access codes that only last for a couple of hours or for a day?

Yes. When you create an access code, it’s easy to select the exact time frame for that code to be active.

Can I change the temperature in my home with my smartphone?

Yes. You can easily customize settings for your heating and air conditioning and make changes at any time from your mobile device.

Can I create schedules for automatic temperature changes?

Yes, schedules can be created with ease from your smartphone, tablet, or computer. Set specific target temperatures for nighttime, work hours, weekends and more. 

Why is air filter delivery required in my lease?

Replacing your HVAC’s air filter every three months keeps the system functioning properly and is simply too important to leave to chance. That’s why it’s required with your lease. Our partnership with Second Nature protects both you and your home. Air filter delivery is also an important part of your Invitation Homes worry-free lifestyle.

Why is enrolling in the air filter delivery service mandatory?


Air Filter Delivery is a built-in service offered as part of our Lease Easy bundle . Replacing your HVAC’s air filter every three months keeps the system functioning properly and is simply too important to leave to chance. Receiving the right filters right when you need them protects both you and your home. 

What do I get for my $9.95 monthly fee?

Your service includes all the air filters you need for your home, conveniently delivered to your doorstep every three months. It's healthier air, hassle-free. 

Are air filters really that important?

Yes, changing your air filters not only reduces your utility bills and improves the quality of the air in your home, It’s also important to keep your HVAC system working. Damage or a system cleaning due to a dirty filter may be charged back to your account. 

Why do I need to change my air filter?

Changing your air filter every three months removes harmful toxins from the air and helps lower your energy bill up to 15%. 

What happens if I don’t replace my air filter regularly?

A $25 fee could be added to your account. Your maintenance technician will use the expiration date on the side of the filter to track replacement. To avoid being charged, please replace your filter right when the new one arrives. 

When will I receive the filter and how many will I receive?

You'll receive your first air filter within the first month after you move in, then every three months after that. You'll always receive the exact number of filters your HVAC system needs.

What happens if I don’t receive my air filter?

If you don't receive your air filter when you expect it, please call 888-423-1555 and we'll send your filter again. 

What if the air filter I receive is the wrong size?

If the box you received is labeled incorrectly, check the filter itself. Often times, the correct filter will be inside. Please try installing the filter you received, and if it doesn't fit, call 888-423-1555 . We will send you the correct filter. 

How will I be notified of my air filter shipment?

When your Second Nature air filter has been shipped, you will receive a confirmation email that includes your tracking information and a link to check your delivery status. 

What are pop filters?

Pop filters, with their innovative flex-lock technology, capture 97% more of the smallest particles in your home's air*. That's better for your air quality than the run-of-the-mill fiberglass air filters you can buy at most stores. 

Pop filters are not available in every filter size, so you may receive another type of high-quality filter if your home's filter size(s) are not available. 

Eco-minded – Because they pop open, we use less cardboard to shop – reducing our carbon footprint. 

Simplified installation – Pop filters work no matter which side they're installed on. 

Better filtration – 2.5x more surface area than flat fiberglass filters for better airflow.

Leasing fees

Are there any fees in addition to the monthly rent?

Yes, all extra fees are outlined in the resident’s lease. Please read more about our leasing fees for more information.

How can I avoid unnecessary fees?

Your account will be charged for the following situations:

  • Damage caused by you, your pet or a guest. 

  • If an issue is not reported to us and causes damage. 

  • If someone over the age of 18 is not at your home during a service visit. 

  • If an appointment is canceled in less than 1 business day.


What is Lease Easy? Why do I have to pay a fee?

How much is the Lease Easy standard service fee?

While pricing and availability will vary by market, Lease Easy services are required as part of your lease at the cost of up to $60 per month in addition to your rent. Read more about our leasing fees.

Do I have to pay pet rent or fees for my service animal?

Fees, deposits, pet rent and additional insurance are not required for authorized service, assistance, or companion animals. Applicants must submit documentation confirming their service animal’s status. We will review an applicant’s documents in order to confirm they have an approved reasonable accommodation.

Can I pay my first month’s deposit with a money order?

No, Invitation Homes does not accept money orders. Please use the payment portal to pay online. You can also submit certified funds (certified or cashier’s checks) to the local Invitation Homes office.

Payments

How do I pay rent?

You can pay rent online through the payment portal or through the Invitation Homes app. You can also mail payments to your local office . Most offices have a drop box to leave rent payments after hours. Please do not leave cash in the drop box. 

When is my rent payment due?

Rent payments are due on the 1st of each month. You can also pay early starting on the 28th of each month.  

Can I pay my rent online?

Yes, you can pay rent online. It is easy, convenient, and available 24/7. Our website’s online payment  portal allows you to pay rent, update payment types, and to view your account anytime from anywhere. 

Can I pay my rent in cash or in person?

Yes you can pay rent in cash or in person.

  • Pay rent in cash at participating Walk-In Payment Services (WIPS) locations. Review the guide on Walk-In Payment Services (WIPS).

  • Pay rent in person by dropping a check or money order at your local office. Most offices have a drop box to leave rent payments after hours. Please do not leave cash in the drop box.



Can I pay rent at the office?

Yes, you can drop rent payments off in person. If the office is far from your home, you can use our Walk-In Payment Services . For more information, call your local office .  

Is there a drop box for rent payments when the office is closed? Where is the 24-hour drop box located?

Yes, most of our offices have drop boxes for rent payments. Ask your local office for more details.   

Where can I mail my rent check to?

You can mail rent payments to your local office. Find the address and phone number in our Office Directory.   

Can I pay my rent late?

It is best to always pay your rent on time but if you do miss your due date, you will have a grace period to pay before you are charged late fees. Your grace period and the late fees you could be charged are specified in your lease agreement.   

Is it possible to make my late payment with credit card over the phone or at WIPS?

Yes, you can make late payments online through the payment portal or through the Invitation Homes app. You can also mail payments to your local office or pay rent in person. Most offices have a drop box to leave rent payments after hours. Please do not leave cash in the drop box. 

How much is each late fee?

Rent payments are due on the first of each month. Fees for late payments are outlined in your lease and may vary according to state regulations. 

What payment methods do you accept?

We accept a variety of payment methods. You can pay with personal checks, certified funds (certified check, money order or cashier’s check), credit and debit cards and bank drafts.  

How can I make a partial payment on my rent?

Invitation Homes does not accept partial payments. If you need to enter a payment arrangement, use our Contact Us page.  

Do you have an autopay feature through the portal? What are some payment methods I can use with autopay?

Yes, you can set up automatic payments through the Invitation Homes payment portal.   

What happens if my payment method does not go through due to insufficient funds?

Residents whose payments don’t go through because they have insufficient funds, will be charged an insufficient funds (NSF) fee. Check your lease agreement for the specific dollar amount.  

Who do I contact when I have issues with amount of rent showing due in the portal?

If you have questions about the amount of rent due shown on your account, please contact your leasing professional or use our Contact Us page.  

How can I find my payment history or account statements?

You can find your payment history and account statements by logging into the Invitation Homes payment portal. 

Moving in

How long after I apply can I expect to start my lease?

Available homes: 

Application decisions are typically made within 2 days of all required information being provided, and leases must start within 14 days of application approval.  

Coming Soon homes:  

Application decisions are typically made within 2 days of all required information being provided. If your home is not ready within 14 days of application approval, you will have no more than five days to start your lease once your leasing professional confirms your home will be ready.  

When will I receive the keys to the home?

New residents will get the keys to their homes before or during the Move-in orientation. Your leasing professional will tell you how to access your house without the keys on your lease start date. 

How soon can I move in?

Your Invitation Homes leasing agent will guide you through the entire move-in process. We'll get you moved in right away once your application is approved, the home is ready, and your deposit and other move-in funds are received.

Can I move into a home on the weekend?

You can move into your home anytime that works for you as long as your lease term has begun as written in your leasing agreement.  

What are my move-in costs?

New residents’ move-in costs include a security deposit, administrative and move-in fees, and the rent for the current month of their lease start date. Learn more about our move-in fees on our Leasing fees guide. For residents moving in after the 19th of the month, their move-in fees will include payment of the next month’s rent. 

How do I pay my deposit and move-in fees?

Deposits (e.g., security and pet deposits) and move-in fees (e.g., rent and HOA fees) require 2 separate certified forms of payment.  Read the move-in payment document. 

Can fee due dates be extended?

Yes, fee due dates can be extended in special circumstances. A resident must submit a hardship statement and agree to a new payment agreement. Please contact your leasing professional for more information.  

Why does the security deposit vary from house to house?

The security deposit amount is equal to one month’s rent for the home you have selected.

What if I am not able to sign my leasing agreement within 48 hours of receiving it?

If you do not sign your leasing agreement within 48 hours of receiving it, the house will go back on the market.  If you still wish to move forward at a later date, your leasing professional can help you reapply for the home if it has been less than 30 days since you submitted your application. After 30 days, you must submit a new application.

What if I can't pay my security deposit within 48 hours? Can I have an extension?

If you cannot pay your security deposit within 48 hours, we cannot offer an extension, and the house will be placed back on the market. However, as long as it is still on the market, your leasing professional can help you reapply for the home within 30 days. After 30 days, you must start a new application for the home. 

What if I can't move in within 14 days of submitting my application?

You must sign a lease and take possession of the home within 14 days of submitting your application for an available home. Read more about our application process.   

Can I request a later move-in date?

You move-in anytime after your lease start date. However, your lease must start within 14 days of submitting your application for an available home. Read more about our application process

Do you offer moving assistance?

No, we don’t offer moving assistance.  

What is the move-in visit?

Your Move-In Orientation is a key part of ProCare, our proactive maintenance program. During the orientation we explain everything you need to know about living in your home, including ways to help maintain it. And remember: your home had to pass a rigorous inspection prior to move-in. Find out more about ProCare.   

When are move-in orientations held?

Move-in orientations are scheduled approximately 72 hours – about 3 days – before lease start dates to allow residents to participate without the stress or worry of trying to move in. 

How long are move-in orientations?

Move-in orientations generally last 2 hours at most. The orientation length may vary by house.  

Do I need anything to participate in the move-in orientation?

No, you don’t need to bring anything to participate in a move-in orientation. Our maintenance pro just needs to meet a resident who is at least 18 years old before they can begin.   

Which locations are the utility management service offered in?

We offer utility management services everywhere you can find an Invitation Homes house. Service may vary by home. Please check your leasing agreement for more information.  

Is there a limit to the number of vehicles I can have on the property?

Yes, there may be limits to the number of vehicles allowed on the property. Parking requirements of the municipality and HOA, if applicable, must be followed. Boats or trailers are not allowed at any time unless approved in writing by Invitation Homes. 

Pets

Do you allow pets?

Yes – we love your pets and your pets are going to love your new home, yard and neighborhood. All pets are subject to approval, of course.  

Do I need to register my pet?

Yes, up to 3 cats and dogs are welcome with a $325 initial fee per pet (or deposit, depending on local laws) and $40 additional monthly pet rent for each pet as permitted by applicable law. Fees and service availability may vary by location or home. Pet fees and/or deposits and pet rent will be charged for dogs and cats only. Other animal types are welcome without a fee or pet rent subject to Invitation Homes’ animal restrictions. 

Fees, deposits, pet rent, and additional insurance are not required for authorized service, assistance, or companion animals. As a safety precaution, Invitation Homes does not accept American Pit Bull Terriers, Rottweilers, Staffordshire Terriers, or any dog that is a mix of these breeds – among other restricted breeds. For more information on restricted breeds, read our qualification requirements .


What are Invitation Homes' dog breed restrictions?

Restricted dog breeds include American Pit Bull Terriers, Rottweilers, Staffordshire Terriers, and any dog that has a percentage or mix of any of those breeds. Any canines other than domestic dogs are not permitted, such as wolves, coyotes, dingoes, jackals, etc., along with any canine or wolf hybrids. For example, a Husky Wolf or Timber Wolf mix is not permitted. 


Why is there a limit on the number of pets per home?

Our policy is to allow no more than 3 pets inside homes that allow animals. Read more about our pet requirements.  

What documentation is required to request my pet be treated as a service animal?

Before you move in, you must notify us that you are bringing a service animal through our 3rd party pet screening and review process. Next, fill out the Invitation Homes Reasonable Accommodation/Modification Request Form and Disability Verification Form and take the Disability Verification Form to your healthcare provider to verify the statements at the end of the form. Invitation Homes may request additional information to evaluate the request.

What is most important aspect of keeping a pool clean and functional?

The water pump is the most important aspect of your pool maintenance. Running the pump helps filter the water to expel dirt and debris. Be sure to let the pump run during the times set by your pool service provider, which typically averages 8 hours per day. Find out more about your pool service.

Should I fix the pool and pool equipment if it breaks?

If I have a pool at my home, can I do maintenance myself and not have to pay the $120 monthly maintenance fee?

No, pools must be maintained by Invitation Homes trained professionals. Please promptly contact your local Invitation Homes maintenance team to resolve any pool-related issues. Please do the same for any safety features, such as self-closing and self-latching gates. 

What are basic pool-side safety instructions?
  • Walk, don’t run, when on the pool deck or surrounding patio areas to avoid falling and injury.

  • Use sunscreen of at least 30 SPF to avoid skin damage and burns.

  • Know the water depth before using the pool or jumping into the water. Do not dive into the pool.

  • Use a life jacket for anyone unable to swim confidently.

What are the hot tub safety instructions?
  • Hot tubs should not be heated above 100 degrees Fahrenheit.

  • Check the temperature before entering the water.

  • Pregnant women and young children should not use the hot tub.

  • Consult a physician before using the hot tub if you have a history of heart disease, circulatory problems, diabetes, or blood pressure problems.

Should I know CPR?

What is the additional pool safety equipment for?

Additional pool safety equipment, such as fences, gates, locks, alarms and drain covers, are provided for your safety. Please do not tamper with, modify or disable any of these items, and only use lifesaving equipment in case of emergency. Find out more about your pool service.

What if my pool does not have a fence or enclosed backyard?

Immediately contact your local Invitation Homes team and we will address the issue. All pools must be enclosed by a secondary fence or backyard perimeter fence. Fences and gates need to remain closed at all times. They should not be propped open, nor should anything be leaned against them that may allow anyone to climb over. Do I need to keep access gates closed?

Yes, all access points to the swimming pool should remain closed at all times. This is for the safety of everyone (especially children) who  may be at an increased risk for pool-related accidents. Find out more about your pool service.

Am I responsible for my pool door alarm?

Yes, if you have an alarm, make sure it is working properly. If it’s not working, replace the batteries. If the alarm does not work after replacing batteries, please submit a service request through the maintenance portal. Find out more about your pool service.

Should I stay away from the drains?

Yes, every person on the property should stay away from the drains at all times. Find out more about your pool service.

Should drains and drain covers be left alone?

Yes, please stay clear of drains and drain covers to ensure the pool maintains the proper water level. Find out more about your pool service.

Do I need to keep the pool at a specific water level?

Yes, it is critical to the health of the pool (including the pool equipment) that water be maintained at the midpoint of the pool skimmer basket inlet. This provides a pathway for water to flow to the filter where it is cleaned. Maintaining appropriate water levels is important to prevent your pool equipment from breaking down. Your pool service provider can also advise you on the appropriate water levels to maintain. Should I set up a pool vacuum?

Yes, a pool vacuum makes it easier to clean the pool floor, by suctioning up the dirt that can collect at the bottom of the pool.  Of course, this is not necessary if your pool is equipped with self-cleaning features. Find out more about your pool service.

How do I keep leaves and floating debris out of my pool?

Use a net skimmer. Run the net skimmer across the top of the water to collect the debris inside the net and then dispose of it properly. Find out more about your pool service.

How often should I skim, brush, and vacuum my pool?

Vacuum your pool at least once a week. Use the net skimmer and brush whenever there is noticeable debris floating in the water, and brush pool surfaces to help the filtration system filter out finer dust or algae particles. Find out more about your pool service.

What should I do with toys and floatables when not in the pool?

Keep any toys and floatables out of the pool and secure them in a safe storage space while the pool is not in use. Find out more about your pool service.

Can I let my pet (e.g. dog) swim in the pool?

What are my maintenance responsibilities?

You’ll be expected to handle little things like changing air filters and light bulbs and maintaining the lawn, landscape, and pool (if you have one). We’ll handle larger maintenance issues. What is the gross household income required to rent with Invitation Homes?

The gross household income required to rent an Invitation Homes house equals 3x the monthly rent. Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio. How many years of credit history are required?

There is no minimum length of credit history required to qualify. However, the length of your credit history is a factor in determining your screening results. Applicants must adhere to Invitation Homes’ qualification requirements, which include a favorable credit history. 

What does Invitation Homes define as favorable in terms of credit history?

Applicants must adhere to Invitation Homes’ qualification requirements, which include a favorable credit history.  We use our 3rd party contractor, TransUnion, to review an applicant’s credit history and make an approval recommendation.  

Do you have a minimum credit score?

Invitation Homes uses our 3rd party provider, TransUnion, to review credit history and provide approval recommendations. TransUnion does not only rely on credit scores to evaluate applications. The company uses its proprietary rental score.

How important is my credit to the application?

Your credit is one of several factors used in your application. Our application process also considers income, employment, rental history, and background.  Read our qualification requirements to find more information. 

Can I rent a house even if I have bad credit?  Does Invitation Homes work with bad credit?

Applicants must adhere to Invitation Homes’ qualification requirements , which include a favorable credit history.

Can I rent if I have a bankruptcy on my credit record?

Debt to a previous landlord and open bankruptcies will result in an automatic denial of the application. Read our qualification requirements to find more information. 

I still owe my previous landlord money. Can I still rent with Invitation Homes?

No, applications for residency will be automatically denied for debt to a previous landlord or an open bankruptcy. Read our qualification requirements to find more information.

How many years of criminal history are reviewed?

All criminal records are evaluated. The application will be denied for any felony conviction up to six (6) years prior to the application date (subject to local laws/requirements). The application will be denied for any felony conviction for any sex and/or terrorism-related offense(s), regardless of the conviction date. Read our qualification requirements to find more information. 

Does Invitation Homes accept applications from people who have an eviction on their record?

No, Invitation Homes does not accept applicants who have left a previous rental while owing a landlord money or who have an open bankruptcy. 

In what cases will residency be automatically denied?

If an applicant does not meet our leasing criteria as detailed on the Qualification requirements page, the application will be automatically denied.  

Do you allow a cosigner?

Yes, a cosigner, also known as a guarantor, will be accepted for applicants who do not meet the required rent-to-income ratio or credit denials. Only one (1) guarantor per home is permissible. Guarantors must make at least 4x the monthly rent. Having a guarantor does not guarantee an application will be approved. Read our qualification requirements to find more information. 

What is required of a guarantor?

Only 1 guarantor per home is permissible. The guarantor must complete an application and pay the application fee. Guarantors must have a gross monthly income of 4x the monthly market rent and meet all other qualifying criteria identified in this screening policy. The guarantor will be required to sign the lease as a Leaseholder. Why does Seattle have different qualification requirements than all the other markets?

When determining our qualification requirements, we must follow the laws established by each jurisdiction. The City of Seattle’s guidelines vary greatly from other U.S. regions. 

Renters insurance

Am I required to have renter’s insurance?

Yes, you are required to carry an active personal liability policy that includes a minimum of $100,000 in liability coverage - and $100,000 for dog bite liability insurance, if applicable - in accordance with your lease, from an insurance carrier with an AM Best rating of A-VII or better. Liability insurance does not cover your personal items - we strongly encourage you to purchase a renters insurance policy that includes coverage for your personal belongings. 

What are my renters insurance coverage requirements?

What if I change my policy?

It’s your responsibility to have an active renters insurance policy during the entire lease term and to notify us of any changes to policy terms and conditions. Changes should be sent via email to our compliance team at [email protected] .

I submitted my renter’s insurance, but I am still being charged. How can I get the charges removed?

If you submitted proof of renters insurance that fulfills all our requirements, but are still being charged for enrollment in the Home Liability policy, please email [email protected] . request for help through our Contact us page.  

What happens if my policy expires during my lease?

It’s your responsibility to have an active renters insurance policy during the entire lease term and to notify us of any changes to policy terms and conditions. Changes should be sent via email to our compliance team at [email protected]

If I am enrolled in the Home Liability policy for non-compliance, what are the coverage limits?

The Home Liability policy offers up to $100,000 of coverage against personal liability claims such as slip and fall injuries and accidental damage to your home.

We understand that part of making a house a home is creating your own outdoor environment. You’re allowed to make certain changes to the landscaping with approval of the property manager and the HOA (where applicable).

How do I protect the foundation of the home?

A lack of moisture can cause slab foundations to sink – and eventually fail. So let’s keep your home on the up and up. If you see soil beginning to pull away from the concrete, give it water right away.

Maintaining a consistent moisture level around your home’s perimeter will prevent harmful contraction and expansion. We highly recommend soaker hoses as the easy, earth-friendly way to irrigate your foundation.

Are air filters really that important?

Yes. Changing your air filters not only reduces your utility bills and improves the quality of the air in your home, but is important to keep your HVAC system working. Damage or a system cleaning due to a dirty filter may be charged back to your account.

Security deposit

How can I maximize my security deposit refund?

The standard lawn maintenance package includes yard mowing, bagging clippings, weed eating, and debris blowout.

How do I schedule a service?

What if I am not happy with the work?

After each service visit, TaskEasy will email you photos to verify the service is completed to your satisfaction. You will have two days to approve or reject the work. If you do not respond in that time period, the work will be auto-approved and payment will be processed. All services are insured and covered by TaskEasy’s satisfaction guarantee .

Does TaskEasy offer other lawn care services?

Terminix

Is pest control required in my lease?

Yes. All Invitation Homes residents are required to get regular pest control treatments. You can check out a full list of resident responsibilities  here.

Will pest control charges be added to my rent?

No. Monthly pest control payments will be made to Terminix for a service provided quarterly. However, the Terminix Promise ensures that if pests come back between treatments, so will Terminix. At no additional cost to you.

What's included with my pest control plan?

How often will my pest control treatments occur?

About every three months. As part of the Terminix Promise, if pests come back between treatments, so will Terminix. At no additional cost to you.

What happens during my first pest control treatment?

What do my follow-up pest control treatments include?

After the first treatment, a Terminix technician will treat the outside of your home only (unless you request an inside treatment as well).

Can you look inside a house before you sign anything?

Yes, you can see the inside of a house before signing.  First, when you navigate to the home’s dedicated listing page, click on the “360° Virtual Tour” button.  To schedule a Self-Tour, navigate to the home’s dedicated listing page and click on the heart to the right of the green "Apply Now" button. Follow the on-screen directions, and you will reach your personal dashboard, where you’ll be able to schedule a tour. If a home is “coming soon,” you won’t be able to tour it until it is ready for move-in. 

How do I visit a home?

You can tour homes in person and virtually. If you schedule a Self-Tour, you can see the house on your own at a time that is convenient for you. Schedule a Self-Tour from the listing or with the Invitation Homes app. To schedule a virtual tour, navigate to the home’s dedicated listing page and click on the “360° Virtual Tour” button.

How do I take a virtual tour?

To take a virtual tour, navigate to the home’s dedicated listing page and click on the “360° Virtual Tour” button. The 3D tour sequence will pop up in your window.

How do I set up a Self-Tour?

You can set up a Self-Tour by clicking that option on the home’s online listing, or you can schedule a Self-Tour through the Invitation Homes app. 

What is required to set up a Self-Tour?

To set up a Self-Tour, you are required to create and verify an Invitation Homes profile. Once you have verified your identity, you will be able to choose a date and time that is convenient for your tour.

How do I tour a home that is coming soon?

Coming Soon homes cannot be toured because they may be occupied or going through our update and inspection process. When we complete that process, the home will be available for tours and/or move-in. Keep in mind, you can still apply for a Coming Soon home and take it off the market by paying a hold fee. Read more about our application process.

How do I access the home when my self-tour appointment is scheduled?

You will receive a code via email or text message approximately 15 minutes before your scheduled showing. You will be allowed to reschedule the appointment if you need to.
