How to get started:

  1. Go to the Resident Payments page.

  2. Type your email address in the "Email" field.

  3. Type your password into the "password" field.

  4. Select the "Log in" button to open the Resident Payments home screen.

  5. Select the "Go to payments" button to reach the "Payments" page.

Tip💡: If you have never logged into your Invitation Homes payment portal, you'll need to create an account. Click on “create now” and finish your account creation. After your account is created, you can log in and see your payment information. 

Rent payments are due on the first of each month, and late fees are outlined in your lease. Sign up for autopay and take 1 more thing off your to-do list.

Bank accounts require verification, which can take up to 48 hours, before they can be used for rent payments.

Making payments frequently asked questions

Can I pay my rent late?

It is best to always pay your rent on time but if you do miss your due date, you will have a grace period to pay before you are charged late fees. Your grace period and the late fees you could be charged are specified in your lease agreement.   

How much is each late fee?

Rent payments are due on the first of each month. Fees for late payments are outlined in your lease and may vary according to state regulations. 

How can I make a partial payment on my rent?

Invitation Homes does not accept partial payments. If you need to enter a payment arrangement, use our Contact Us page.  

Who do I contact when I have issues with amount of rent showing due in my dashboard?

If you have questions about the amount of rent due shown on your account, please contact your leasing professional or use our Contact Us page.  

What payment methods do you accept?

We accept various payment methods, including credit cards, debit cards and ACH payments.

Can I pay rent at the Invitation Homes leasing office?

Visits to our local offices can be made by appointment only. We recommend you make payments online.

Is there a drop box for rent payments when the office is closed? Where is the 24-hour drop box located?

Some offices may be equipped with drop boxes. We recommend you make payments online. You can pay rent in cash in person at participating stores. Log into your payment portal to get the code to use at cash payment locations.   

Is it possible to make my late payment with a credit card, over the phone or at a cash payment location?

Yes, you can make late payments online through the payment portal using your credit card.

Do I need to create an account?
  • You may or may not already have an account.

    • If you applied through the Invitation Homes' website, you will already have an account set up. If you do not remember your password, please reset it. 

    • If you did not apply through Invitation Homes, we have already created an account for you. You will need to reset your password in order to gain access. You can do this at https://www.invitationhomes.com/profile/forgot-password . Your account has been created with the same email you used to log in to Bilt Rewards. 


What account information transfers to this new payment system?

All of your payment history, including previous charges and payments, will be automatically visible in this new experience.

Will I lose access to Bilt Rewards?

If you are a former Bilt Rewards user, you won't be able to make payments through Bilt Rewards anymore. However, your old login credentials will still work. You can no longer use points you've earned on rent, but you can still use them on other eligible purchases.

Will I still need to use the old Resident Payment Portal for things other than payments?

Yes, the Resident Payment Portal is still the place to add personal information and view your documents. We are working on plans to bring this information into the Resident Payments page in the future.

When I pay my rent, will I be emailed a receipt for my payment?

Yes, if your rent payment is successful, you will receive an email containing a receipt and other details of your payment.

I was locked out of my account. What should I do?

If you were locked out of your account, contact your local office or use the Contact Us form with details about the issue that is happening. We will then follow up with additional information. 

Where do I pay my rent online?

You will pay your rent directly on the Invitation Homes website. You can navigate to http://invitationhomes.com/payments then login to make your payments.

When can I access the Invitation Homes Resident Payments page?

You automatically gain access to the Invitation Homes Resident Payments page after you move into your home. Until then, your payments will be processed through the prospect dashboard.

How do I see the breakdown of what is included in my rent payment?

You can see the breakdown of what is due by clicking on “See more information” in the top left-hand corner of the payments dashboard, where you will be directed to after logging in.

Can I make payments before rent is due?

No, we cannot accept early payments right now. For now, you will only be able to pay what has been charged to your account. You will not be able to pay more than what you owe.

Can I split a payment between payment methods?

No, right now it isn’t possible to split payments between multiple payment methods. 

How long does it take for a payment to show on the Resident Payments page?

It could take 12 to 24 hours for your payment to show in your payment history, depending on when you complete the payment. 

I was a Bilt Rewards user, do I need to set up how I’d like to pay again?

Yes, you will need to add your preferred payment method(s) (bank account, credit card or debit card) to the Resident Payments page. 

I previously had autopay set up in Bilt Rewards. Do I need to set autopay up again?

Yes, you will need to set up autopay on the Resident Payments page. Click the setup button underneath the make a payment box on your dashboard and complete the steps to set up your autopay. 

he Resident Payments page says someone else is connected to my account’s autopay, how can we change it?

Only 1 person can set up autopay per household. Once it is set up, that person is in charge of any further changes to it. If you would like to take over your account’s autopay feature, please ask the other leaseholder to disable it first.  

What days of the month can I set up Autopay for?

You can only schedule automatic payments for the first of the month. 

I am running into an issue using the Resident Payments page. What do I do?
