How long after I apply can I expect to start my lease?

Application decisions are typically made within 2 days of all required information being provided, and leases must start within 14 days of the application date.  

Coming Soon homes:  

Application decisions are typically made within 2 days of all required information being provided. If your home is not ready within 14 days of your application date, you will have no more than five days to start your lease once your leasing professional confirms your home will be ready.  

When will I receive the keys to the home?

New residents will get the keys to their homes before or during the Move-in orientation. Your leasing professional will tell you how to access your house without the keys on your lease start date. 

How soon can I move in?

Your Invitation Homes leasing agent will guide you through the entire move-in process. We'll get you moved in right away once your application is approved, the home is ready, and your deposit and other move-in funds are received.

Can I move into a home on the weekend?

You can move into your home anytime that works for you as long as your lease term has begun as written in your leasing agreement.  

What are my move-in costs?

New residents’ move-in costs include a security deposit, administrative and move-in fees, and the rent for the current month of their lease start date. Learn more about our move-in fees on our Leasing fees guide. For residents moving in after the 19th of the month, their move-in fees will include payment of the next month’s rent. 

How do I pay my deposit and move-in fees?

Deposits (e.g., security and pet deposits) and move-in fees (e.g., rent and HOA fees) can be paid online in your application dashboard on your profile. 

Can fee due dates be extended?

Yes, fee due dates can be extended in special circumstances. A resident must submit a hardship statement and agree to a new payment agreement. Please contact your leasing professional for more information.  

Why does the security deposit vary from house to house?

The security deposit amount is equal to one month’s rent for the home you have selected.

What if I am not able to sign my leasing agreement within 48 hours of receiving it?

If you do not sign your leasing agreement within 48 hours of receiving it, the house will go back on the market.  If you still wish to move forward at a later date, your leasing professional can help you reapply for the home if it has been less than 30 days since you submitted your application. After 30 days, you must submit a new application.

What if I can't pay my security deposit within 48 hours? Can I have an extension?

If you cannot pay your security deposit within 48 hours, we cannot offer an extension, and the house will be placed back on the market. However, as long as it is still on the market, your leasing professional can help you reapply for the home within 30 days. After 30 days, you must start a new application for the home. 

What if I can't move in within 14 days of submitting my application?

You must sign a lease and take possession of the home within 14 days of submitting your application for an available home. Read more about our application process.   

Can I request a later move-in date?

You move-in anytime after your lease start date. However, your lease must start within 14 days of submitting your application for an available home. Read more about our application process

Do you offer moving assistance?

No, we don’t offer moving assistance.  

What is the move-in visit?

Your Move-In Orientation is a key part of ProCare, our proactive maintenance program. During the orientation we explain everything you need to know about living in your home, including ways to help maintain it. And remember: your home had to pass a rigorous inspection prior to move-in. Find out more about ProCare.   

When are move-in orientations held?

Move-in orientations are scheduled approximately 72 hours – about 3 days – before lease start dates to allow residents to participate without the stress or worry of trying to move in. 

How long are move-in orientations?

Move-in orientations generally last 2 hours at most. The orientation length may vary by house.  

Do I need anything to participate in the move-in orientation?

No, you don’t need to bring anything to participate in a move-in orientation. Our maintenance pro just needs to meet a resident who is at least 18 years old before they can begin.   

Which locations are the utility management service offered in?

We offer utility management services everywhere you can find an Invitation Homes house. Service may vary by home. Please check your leasing agreement for more information.  

Is there a limit to the number of vehicles I can have on the property?

Yes, there may be limits to the number of vehicles allowed on the property. Parking requirements of the municipality and HOA, if applicable, must be followed. Boats or trailers are not allowed at any time unless approved in writing by Invitation Homes. 

Renters insurance

Am I required to have renter’s insurance?

Yes, you are required to carry an active personal liability policy that includes a minimum of $100,000 in liability coverage - and $100,000 for dog bite liability insurance, if applicable - in accordance with your lease, from an insurance carrier with an AM Best rating of A-VII or better. Liability insurance does not cover your personal items - we strongly encourage you to purchase a renters insurance policy that includes coverage for your personal belongings. 

What are my renters insurance coverage requirements?

You are required to carry an active personal liability policy that includes a minimum of $100,000 in liability coverage – and $100,000 for dog bite liability insurance, if applicable,  in accordance with your lease, from an insurance carrier with an AM Best rating of A-VII or better. Liability insurance does not cover your personal items – we strongly encourage you to purchase a renters insurance policy that includes coverage for your personal belongings. 

For dog bite liability insurance, if your carrier excludes coverage for any dog at the residence, you must obtain a separate, stand-alone dog bite liability insurance policy with at least $100,000 in liability coverage for each excluded dog. 

Can I choose any insurance carrier I want?

Of course, while we suggest ResidentShield for your benefit, you are welcome to choose any insurance carrier you prefer. Please make sure you send the declaration page to the compliance team at [email protected]

Do you have a recommended insurance provider?

Yes, our preferred insurance provider is ResidentShield. You can easily contact ResidentShield at (800) 566-1186 or visit their website. If you purchase coverage with ResidentShield. 

What should I look for in a policy?

We strongly encourage you to purchase a renters insurance policy that includes coverage for your personal belongings in addition to the $100,000 of required liability coverage. 

How do I purchase a ResidentShield policy?

You can easily contact ResidentShield at (800) 566-1186 or visit their website at ResidentShield.com/InvitationHomes . If you purchase coverage with ResidentShield, your policy will be automatically delivered to our leasing office, so you won’t have to send proof of insurance. 

What if I already have a ResidentShield policy?

Existing ResidentShield renters insurance policy holders should submit their proof of insurance via email to [email protected]

What’s the best way to communicate with ResidentShield?

The best way to communicate with ResidentShield is to call them at (800) 566-1186 or email them at [email protected] .  

What should I do if the information I submit to ResidentShield is returned?

If the information you submitted to ResidentShield is returned, please contact ResidentShield directly for assistance.  

Do I need to send proof of insurance to Invitation Homes?

If you choose not to purchase insurance from ResidentShield, you must submit proof of insurance to [email protected] . A courtesy copy (cc) should also be provided to the Leasing Agent (for new move-ins) or the renewal coordinator (for renewals). 

How do I submit proof of renter’s insurance?

For proof of insurance, you must submit your renters insurance policy declaration page (or pages) that contain the following information to [email protected]

How will I know Invitation Homes has successfully received my proof of insurance?

Our compliance team will send you an automatic reply. Please remember that this only means the insurance was submitted – not that the insurance is satisfactory. If your coverage is found to be insufficient, we’ll email you.

How quickly will my proof of insurance get uploaded to the system?

Your proof of insurance is typically uploaded to our Renters Insurance database within 48 hours (2 business days from the date received, excluding holidays). 

Can I combine two $50,000 insurance policies to satisfy the $100,000 policy limit?

No, your home must have at least one renters insurance policy limit of $100,000 or higher. 

What if I change my policy?

It’s your responsibility to have an active renters insurance policy during the entire lease term and to notify us of any changes to policy terms and conditions. Changes should be sent via email to our compliance team at [email protected] .

I submitted my renter’s insurance, but I am still being charged. How can I get the charges removed?

If you submitted proof of renters insurance that fulfills all our requirements, but are still being charged for enrollment in the Home Liability policy, please email [email protected] . request for help through our Contact us page.  

What happens if my policy expires during my lease?

It’s your responsibility to have an active renters insurance policy during the entire lease term and to notify us of any changes to policy terms and conditions. Changes should be sent via email to our compliance team at [email protected]

If I am enrolled in the Home Liability policy for non-compliance, what are the coverage limits?

The Home Liability policy offers up to $100,000 of coverage against personal liability claims such as slip and fall injuries and accidental damage to your home. 

Where do I send proof of new renters insurance or a renewal of the policy?

I am renewing my lease and need to renew my renters insurance as well – What do I need to provide as proof and where do I submit it?
