Up to $55 per person for all adults over 18
Some of our homes are not ready to lease, but you can pay a small fee to hold it!
At least one month’s rent will hold the home for you until move-in and may be returned at move-out.

Up to $55 per applicant
There is a non-refundable application fee for each applicant over 18. This fee helps cover application processing, background screening and identity verification costs.
Fees may vary by state.
Typically equal to 1 month’s rent
Your security deposit helps reserve your home before move-in and will be returned (in whole or in part) at move-out, less any unpaid rent or damage beyond normal wear and tear.

Additional screening deposit

$500 for Coming Soon homes for rent
A holding fee is required within 48 hours of application approval, along with a signed holding agreement (ask your leasing specialist for a copy).
How it works
The full $500 is applied toward your first month’s rent

If the holding agreement is broken, the fee is non-refundable except where prohibited by law
Depending on your lease start date, move-in costs may include prorated rent, monthly amenities and an administrative account setup fee.
Administrative account setup fee is up to $55 in most locations, but varies by location
State-specific variations:
Arizona: $300
Nevada: $100
Washington: $500
California: No fee
Important timing
If your lease begins on or after the 20th of the month, the following month’s rent may also be due before you move in.

California and Colorado residents: Under applicable law, residents cannot be required to sign up for a specific internet service. Residents can contact their leasing professional to opt out of the Internet Package.

We know your pets are part of the family, too. Invitation Homes welcomes up to 3 cats or dogs per home.

$325 one-time fee or deposit per pet, depending on local laws
Up to $40 monthly pet rent, per pet, where permitted by law

If your home includes a pool, a monthly maintenance fee helps keep it clean, maintained and ready to enjoy.

If your house is part of a Homeowners Association or municipality with compliance requirements, violation notices may result in administrative fees.
Typical fees
$35 HOA Admin Fee will be applied for each violation notice received
Additional HOA or municipal fines may apply if issues are not corrected by the compliance date
Important reminder
Residents are responsible for following HOA and municipal requirements outlined in the lease agreement.

Rent is due on the first of each month unless otherwise stated in your lease agreement.
As a courtesy, there is an at minimum 3-day grace period before late fees are added to your account. The amount charged depends on how late rent payment is received.
